The inetUSA Real Estate Network Reseller Module Tutorial

Part One | Part Two | Part Three

Do you want to accept money from total strangers while you sleep? Do you want to add perceived value to your website and your Real Estate Business by increasing the number of properties which are displayed on your website? Most importantly, do you want to know when someone in your area is ready to sell their home or when a realtor (who's not as fortunate as you and has no website of their own) lists a new property?

If so, welcome to the inetUSA Real Estate Network Reseller Module. Assuming you are ready, let's get started!

Just as in any new business, you have to get things set up to be ready to accept customers. In order to do that, the first thing you need to do is understand the complete nature of your relationship to inetUSA in regard to this business opportunity.

All of the aspects of this relationship are clearly detailed in the terms and conditions document. Click on it and read it carefully. Reading it and agreeing to its premises is necessary to move forward in this process. Don't worry, you don't have to promise anything bizarre or unusual. This is the normal and standard terminology that you would expect to see in a well-conceived business venture.

After you have read and agreed to the terms and conditions, you will then be ready to move into the far more exciting area of selcting how it will work on your website and (more importantly) setting the prices you will charge. Before starting that process, keep to important things in mind.

First, the pricing you will create will include the amount paid to inetUSA for each listing (you did actually READ those Terms and Conditions ... right?). Therefore, keep in mind that your profit is the difference between inetUSA's base or wholesale price and the Retail price your customers will pay to you directly.

Second, be aware that inetUSA will ONLY charge you for that wholesale price after you have sold a listing. We accrue the charges thoroughout the month as you sell and collect for listings from your customers. These accrued charges are then added to your regular monthly charge and cleared against your credit card. Simple & Easy! As always, you retain complete control over your business.

OK, assuming you now understand the basics of the relationship and how the pricing model works and have clicked on the checkbox to approve and agree to the terms and conditions, you will see that the previously grayed-out button for setting your Pricing and Options is now active and clickable. To take the next step - just click that button and move ahead.

Next, you will see the DISPLAY OPTIONS screen. This is where you will determine how this module will appear and function on your public website.

The first choice you need to make is ACTIVATION. You need to actually turn it on. As always, we don't control your website - you DO! We did take the liberty of checking the box for you. We assumed that if you got this far, you'd probably did want to actually go ahead and get ready to accept money from strangers while you sleep. Anyway, checking this box will cause the inetUSA Real Estate Network Reseller to be active on your website.

NOTE: If, at some time in the future, you wanted to temporarily turn off your inetUSA Real Estate Network Reseller Module (possibly while you were on an extended vacation without Internet access and therefore, unable to approve customer's listings for publication on your website), un-checking this box would cause visitors who clicked on your website's "List Your Property" link to receive a message saying that this feature was temporarily unavailable on your website. We can't imagine you'd ever want to do that, but we provided an easy way for you to do this if you need to.

Your next option is TEST MODE. This allows you to see how the entire process works from start to finish, but does not create a charge to your account or attempt to charge you like a customer while you are testing. However, it does allow you to post property listings and review module functionality without creating charges. It works like this:

(a) It allows order processing with no payment required.
(b) It creates listings that expires in one (1) day which carry the title "Sample Listing". These sample listing will only show on your local website (after your normal approval process if you are requiring pre-approval) but not on any of the IMLS national listings.

Important Note: - Even though any sample listings will auto-delete after 24 hours, if you have completed your testing and are ready to turn on the Real Estate Network Reseller module for full functionality, please delete your sample listings before going "live" to eliminate display inaccuracies.
Next are the actual DISPLAY CHOICES which detemine exactly how and where your customer's listings will appear on your website. The first of these is pretty much a no-brainer. It is the checkbox that turns on the link on your website that invites your website visitors to list their properties through you. If you do not check this box, no link will be created in your menu. Links will still appear at the bottom of each prpoerty listing page, but that will not be nearly as effective as showing it on your main menu. Therefore, we have defaulted this box to be checked already. Turn it off at your own risk!

IMPORTANT NOTE: Once you have completed the setup process, go to your Intranet's section for managing CONTENT & DESIGN > WEBSITE DESIGNS & LINKS > EDIT MY WEBSITE DESIGN & LINKS > MENU LINKS and edit this new link. Use the BUTTON WIZARD (if necessary) to make an appropriate button (a LIST YOUR PROPERTY button) to match your website's other buttons.

Now you need to make a decision about how you want the public to see your customer's listings. You have two choices. One is to mix them in with your own listings and the other is to list them separately. Either way will work just fine, but using the separate listing option will also require you to create a link to those listings separately (see the checkbox below for making a FEATURED LISTINGS link. We defaulted this selection to show all of the properties together. That way all of the listings will always appear and you can still make a special link to your customer's listing using the checkbox below if you desire. We also included the special link text to use in a custom page to link to this special customer property page. Anyway, pick one or the other of these options.

Finally, you need to choose whether or not to display a FEATURED LISTINGS link of your customer's listings in your website's menu links. This is a wise option and adds perceived value to your potential customer's listings on your site, which is likely to improve your listing sales. We recommend that you also check this box as well.

Use the BUTTON WIZARD (if necessary) to make an appropriate button (a FEATURED LISTINGS button) to match your website's other buttons.

The last option on this page is the PRE-APPROVAL checkbox. This selection (also recommended and defaulted to be pre-checked) allows you to make sure that the listings created by your customers not only look good and therefore make your website look good, but are also factual, accurate and do not mislead YOUR website visitors. Remember, the public will perceive that EVERYTHING on your site came from you, so this is pretty much a mandatory option. If it is selected, you will be notified by e-mail everytime one of your customer's adds or modifies a listing. This means that even though your customer has made and paid you for a listing, it does not get published for display (which causes a charge to be applied to your account) until you initially approve it.

NOTE: After you have approved and published the listing for your customer the first time, if they log in and make changes to the listing, you will be notified by e-mail that a change has been made, but it will not take the listing offline pending your approval. It is up to you to look at your customer's listings when you receive notification via e-mail that a change has been made and make sure nothing you don't like has been added. You will be able to modify any of your customer's listings using the tools discussed later in this tutorial.
